a rent to rent HMO is when a landlord rents there property to a company for a guaranteed rent each month and then the company rent that property on a room by room basis to professional clients or mature students in the area.
NOTHING AT ALL! to put it simple the landlord of the property pays nothing the company who rents the property from the landlord pays all the utilities, council tax, Wi-Fi, maintenance of the property, everything. even if the company have no tenants for a month or two the landlord still gets there rent.
We can carry out small refurbs to the property if needed that ranges from a freshen up of paint or a change or carpets, all at our expense. we have a very high standard of which we need our property's looking like and its in our interest to make sure the property and all the rooms are looking there best, not just for advertisements but we expect the property to be in peak condition at all times which is why we hire in professional cleaners once a week to make sure that remains the case.
